    Overview:

    Millwrights Place was a fit-out project within a new built 14 storey building comprising of 231 apartments. We were working for regular clients, Lodestone Projects, who oversaw the fit out works.

    Our scope of works was to install the small power and lighting, mechanical supplies, fire alarm, access control, data, and panic alarm system.

    The Challenge:

    We were met with several challenges on this project, such as ongoing works preventing us from penetrating any walls into other areas outside of the scope of works. This would hinder us as we were to connect all power, lighting and data to existing distribution and cabs situated out of the areas we were working in.

    Furthermore, the lighting design provided for the gym, wouldn’t work due to the lack of depth in the chosen light fittings. In addition to this, the small power and lighting scheme on the level 14 roof top wouldn’t work as it showed floor boxes going into concrete flags and recessed wall/brick lights mounted into the rendered upstand.

    The Solution:

    For the first challenge we suggested mounting our own distribution board within the ground floor amenity area so we could continue with wiring power, lighting and data. We would then take a main feed from each panel outside of the permitted area.

    After recalculating the lighting design, we suggested using a light style that we’d used on a previous project, that would give a broader depth of coverage. Once we could precure these lights within the program time frame, we were given a variation to proceed.

    As for the works on level 14, we suggested mounting a perimeter of galvanised trunking.

    Outcomes:

    After overcoming several obstacles, design changes and delays with other trades, we managed to get PC, and the client was very happy with the product. Genco went above and beyond on this project from site staff to office management as we do on all projects.
